Reeds Landing Family Retreat
Vision: The homeowners wanted to transform their underutilized backyard into a space where their children could spend summers swimming and enjoying time with family and friends. The existing area was hindered by the aging deck and uneven grade. The family also placed high importance on safety, wanting a space that was not only beautiful and functional but also secure. After discovering us through a local print ad, we met with the homeowners on-site and proposed a design-build solution that covered every detail while ensuring the project could be completed on time and within budget.
Project Location: Reeds Landing, Midlothian, Virginia
Design Features and Materials:
The outdoor space was reimagined with a premium two-tiered deck featuring Fiberon Sanctuary composite decking with two-tone picture framing and skirting in Latte and Earl Grey. Black aluminum powder-coated railings, under-deck water catchment systems, and stair lighting were added for both style and safety.
The poolscape included a 14’ x 32’ Blue Granite vinyl liner pool with a custom-designed tanning ledge and steps. Surrounding the pool was an expansive deck made with Cambridge Ledgestone pavers in Sandstone Lite and Mocha. The space was completed with Cambridge Matryx wall blocks in Sahara Chestnut, Cambridge wall caps and pool coping in Mocha, and an automatic pool cover in Mocha for additional safety. A Hayward gas heater, salt system, and landscape lighting throughout the area added both functionality and ambiance. The design also featured an engineered 48” tall x 60′ long retaining wall, black aluminum safety fencing, decorative rock and landscaping beds, and walkways to seamlessly transition between the pool, yard, and driveway.
Unique Aspects of Planning and Construction:
The most unique aspect of this project was the engineering required to build the robust retaining wall, which created the flat space necessary for the pool and surrounding entertainment area. The multiple elevations—from the two-tiered deck to the pool area—presented a fun design challenge that required expert craftsmanship. The use of complementary materials, colors, and patterns made this outdoor living space truly one-of-a-kind.
